Terms of Service

Effective September 8, 2026

These terms are an agreement between you and Eye Wonders LLC, trading as Real Estate with Tiia, the apartment locating service of Tiia Clay, a Texas real estate sales agent sponsored by Abrams & Associates Realty LLC. They cover the website, the installed app, and aiTiia (together, the “Service”). By creating an account or using the Service you agree to them. If you do not agree, do not use the Service.

1. What the Service is

We help renters in the Austin area find apartments, arrange tours, and get through the application. We are a licensed real estate locator. We are not a landlord, a property manager, a lender, or a tenant screening company, and we do not own or control any of the properties we show you.

The Service is free to renters. When you lease an apartment we referred you to, the property pays us a referral fee. That fee does not change your rent, your deposit, or any special the property offers. Full details are in our Brokerage Disclosures.

2. Your brokerage relationship

Texas law requires us to give you the Information About Brokerage Services notice, and to represent you we ask you to sign a Buyer/Tenant Representation Agreement. Both are presented in the app, and both are available to read before you sign. If anything in these terms conflicts with a signed representation agreement, the agreement controls.

3. Listings shown in the app

  • Prices, specials, and availability change daily. Every figure in the app comes from the property or from listing data and may be out of date by the time you read it. The property’s own quote at the time you apply is what counts.
  • Listings are anonymised on purpose.Properties are shown by reference number with an approximate location and without the property’s name, address, or contact details. That protects the referral that keeps the Service free. Your locator shares the identity of any property you want to tour.
  • Screening information is a guide, not a promise. Where we show that a property accepts a broken lease, an eviction, or another history, we are passing along what the property has told us or what our clients have experienced. Approval is always the property’s decision.

4. No guarantees

We will work hard for you, and we cannot promise that any property will have a unit available, hold a price or special, approve your application, or that you will find an apartment within any period. We are not responsible for a property’s conduct, its lease terms, its fees, or the condition of its units.

5. Your account

  • You must be at least 18 and able to sign a lease.
  • Keep your password private. You are responsible for what happens under your account until you tell us it has been compromised.
  • Give us accurate information. We match you and represent you to properties based on what you tell us, and a property can deny an application over a misstatement.

6. Acceptable use

You agree not to:

  • Scrape, copy, or republish listing data from the Service.
  • Use the Service to find housing for someone else without telling us, or to act as a locator or agent yourself.
  • Harass our staff or a property, or use aiTiia to generate abusive, unlawful, or discriminatory content.
  • Probe, interfere with, or bypass the security or access controls of the Service.

7. aiTiia

aiTiia is an automated assistant. It can be wrong, it can misread a listing, and it is not a licensed agent, a lawyer, or a financial adviser. Treat its answers as a starting point and confirm anything that matters with your locator. Conversations with aiTiia may be reviewed by our staff so a person can follow up, and are handled as described in our Privacy Policy.

8. Communications

By creating an account you agree that we may contact you by email, in-app message, and, if you turn them on, push notification about your search. If we offer text messages, they are optional, you may opt out at any time by replying STOP, and message and data rates may apply. You can change every notification setting from your Profile.

9. Electronic signatures

You agree to receive brokerage disclosures and agreements electronically and to sign them by typing your name, which has the same effect as a handwritten signature under the federal E-SIGN Act and the Texas Uniform Electronic Transactions Act. You can download every document you sign and may request a paper copy at any time.

10. Referral program

You may share your referral link with friends. We track sign-ups made through it so we can thank you. Any reward we offer will be described where you get your link, may change or end at any time, and is never paid for referring yourself or for accounts that do not lead to a genuine apartment search. Rewards tied to a lease are paid only after the property pays us.

11. Ownership

The Service, its design, its software, and its content belong to us or our licensors. Listing photographs belong to the properties. You may use the Service for your own apartment search and for nothing else.

12. Disclaimer and limitation of liability

The Service is provided as is. To the fullest extent Texas law allows, we disclaim all warranties, and our total liability to you for any claim arising out of the Service will not exceed one hundred dollars, because you pay us nothing to use it. We are not liable for indirect, incidental, or consequential damages, including a lost apartment, a lost deposit, or moving costs. Nothing in these terms limits liability that cannot be limited under Texas law, including our duties to you as a licensed real estate agent.

13. Fair housing

We follow the federal Fair Housing Act and the Texas Fair Housing Act. We do not discriminate, and we do not help anyone discriminate, on the basis of race, color, religion, sex, national origin, familial status, or disability. If you believe a property has treated you unlawfully, tell your locator and we will help you report it.

14. Ending the agreement

You can stop using the Service and ask us to delete your account at any time. We may suspend or close an account that breaks these terms. A signed representation agreement ends on its own terms.

15. Governing law

These terms are governed by the laws of the State of Texas. Any dispute will be brought in the state or federal courts located in Travis County, Texas, and you consent to their jurisdiction. Nothing here prevents you from filing a complaint with the Texas Real Estate Commission.

16. Changes

We may update these terms. We will change the effective date above and, for material changes, tell you in the app or by email before they apply. Continuing to use the Service after that date means you accept the new terms.
