Apartment locating is a licensed real estate activity in Texas. This page tells you who holds the license behind Real Estate with Tiia, how we are paid, and gives you the notices the Texas Real Estate Commission (TREC) requires every license holder to provide.

Texas law requires us to give you these two documents. You can read them here at any time, and you will be asked to acknowledge the first one in the app before we schedule tours.

How we are paid

You pay nothing. When you sign a lease at a property we referred you to, that property pays the brokerage a locator referral fee. The fee is paid by the property out of its own marketing budget. It does not raise your rent, reduce any special, or affect your application. Broker compensation is not set by law and is negotiable; under the representation agreement in the app the amount you owe is zero.

Because the property pays us only when it can confirm we referred you, we ask you to let us register you with a property before you tour or apply, and we show listings in the app by reference number rather than by name until then.
