Privacy Policy

Real Estate with Tiia(“we”, “us”) is an apartment locating service in Austin, Texas, operated by Eye Wonders LLC and provided by Tiia Clay, a Texas real estate sales agent sponsored by Abrams & Associates Realty LLC. This policy explains what we collect when you use realestatewithtiia.com, the installed app, and our assistant aiTiia (together, the “Service”), why we collect it, who we share it with, and the choices you have.

The short version: we collect what we need to find you an apartment that will accept your application, we share it with the properties you choose to pursue and the vendors that run the Service, we never sell it, and you can ask us to correct or delete it at any time.

1. What we collect

Information you give us

  • Account details. Your name, email address, phone number, and a password, or the profile Google shares with us if you sign in with Google.
  • Search preferences. Bedrooms, bathrooms, budget, the areas you want to live in, move-in date, lease length, whether you will live alone or with roommates or a cosigner, amenities you care about, pets, and how urgent your move is.
  • Qualification information. Monthly income, employment status, credit score range, whether you hold a housing voucher, and any rental or background history you tell us about, such as a broken lease, an eviction, a bankruptcy, a foreclosure, or a criminal record. We ask because many properties screen for these, and knowing in advance lets us send you only to properties that will say yes. Every one of these questions is optional.
  • Messages. What you write to your locator, and what you say or type to aiTiia in chat or on a call.
  • Signed forms. When you e-sign a brokerage form we record the name you typed, the date and time, the account you were signed in to, and the exact wording you agreed to.
  • Referrals. If you refer a friend, your name and optional email, and the referral code that links their sign-up to you.

Information we collect automatically

  • Activity in the app. Which listings you view, like, pass on, save, and watch, and which tours you request.
  • Device and log data. IP address, browser type, and the pages you request, kept in ordinary server logs.
  • Push subscriptions. If you turn on notifications, the token your browser issues so we can deliver them.
  • Cookies. We use cookies only to keep you signed in and to remember settings such as a saved intake draft. We do not use advertising cookies.

2. How we use it

  • To match you with apartments and build your shortlist.
  • To register you as our client with the properties you pursue, so the property knows we referred you and honors any locator special.
  • To schedule and remind you about tours.
  • To answer your questions through your locator or aiTiia. aiTiia is an AI assistant; your conversations with it may be read by our staff so a human can follow up.
  • To send you the notifications you turn on: new matches, replies, tour updates, price drops and specials on listings you watch.
  • To keep the records Texas requires a real estate brokerage to keep.
  • To keep the Service secure and to fix problems.

We do not use your income, credit, background, voucher status, or any protected characteristic to decide whether to serve you, to score you, or to target advertising. We use qualification information for one purpose: to identify properties whose screening criteria you meet.

3. Who we share it with

  • Properties you pursue. When you request a tour or ask us to send your name to a community, we share your name, contact details, and move-in date with that property. We share qualification or background information with a property only when you ask us to apply on your behalf or tell us to.
  • Our sponsoring broker. Abrams & Associates Realty LLC holds the license under which we operate and has access to client records as Texas law requires.
  • Service providers.Companies that process data for us under contract and only on our instructions: hosting for our database and application, Google for sign-in, OpenAI for aiTiia’s language model, LiveKit for voice calls, an email delivery provider for the emails we send, and the push services run by Apple, Google, and Mozilla for notifications.
  • When the law requires. To comply with a subpoena, court order, or a request from the Texas Real Estate Commission, or to protect the rights and safety of you, us, or others.

We do not sell your personal information and we do not share it with third parties for their own marketing. Our social media posts about apartments never include renter information.

4. How long we keep it

We keep your account and search information for as long as your account is open and for at least four years afterwards, because Texas requires a real estate brokerage to retain transaction and client records for that period. Signed forms are kept for the same period. Server logs are kept for a short time and then deleted. When you ask us to delete your account, we remove everything that is not subject to that retention duty and keep a record of the deletion itself.

5. Your choices and rights

  • Correct. You can edit your preferences and most profile details yourself from the Profile screen in the app.
  • Notifications. Turn each channel and category on or off from Profile, or turn off push in your browser settings.
  • Access, export, or delete. Email us (address below) and we will send you a copy of the information we hold about you or delete your account. We will confirm the request came from your account email before acting.
  • Texas residents. Under the Texas Data Privacy and Security Act you may have the right to confirm whether we process your personal data, to access, correct, and delete it, to obtain a portable copy, and to opt out of targeted advertising, the sale of personal data, or profiling. We do not sell personal data or use it for targeted advertising. To exercise a right, email us; if we deny a request you can appeal by replying to our decision.

6. Sensitive information

Income, credit range, criminal history, and housing voucher status are sensitive. We ask for them only so that we can match you with properties that will accept your application, and we treat providing them as your consent to use them for that purpose. You may leave any of them blank, and you may ask us to delete them at any time without closing your account.

7. Security

Data is encrypted in transit. Passwords are stored hashed, never in plain text. Access to client records inside the Service is limited by role, and the listing information shown to renters is stripped of property contact details on our servers, not merely hidden on the page. No system is perfectly secure, so if we learn of a breach that affects you we will notify you as Texas law requires.

8. Children

The Service is for adults who can sign a lease. We do not knowingly collect information from anyone under 18. If you believe a minor has given us information, email us and we will delete it.

9. Changes

When we change this policy we will update the effective date at the top and, for changes that matter, tell you in the app or by email before they take effect.
